The Naughty List of Real Estate Listing Terminology. Be Aware!

Even in Real Estate Industry there is a naughty list, and you should be aware of it. Here are some wicked no-no’s to be mindful of if you’re browsing at a listing description.

Missing Information- If there is no information on the square footage or the number of bedrooms/bathrooms, it is likely that it has unpermitted work or space.

“Buyer to Verify” terminology- basically indicates the seller is absolving themselves of all obligation and the buyer must check on everything, including the fundamentals like square feet or condition themselves, which might be a hint that something is amiss.

Oddly Low Pricing – Don’t fall for the bait and switch; remember that list price does not always correspond to sales pricing. It’s only used to pique people’s interest. Alternatively, something structurally incorrect with the property may exist, so conduct your investigations.

“Lived-in” or “Well-Loved” terminology – this is a polite way of stating the house hasn’t been upgraded, so be prepared to see how far the money hole goes.

The terms “TLC” or “Great Opportunity” indicate that it will most likely require extensive cosmetic renovations, so prepare to conduct your own inspections.
