3 Buyer Frustrations

Frustrated buyers have made offers that were not accepted or missed homes. They didn’t make an offer on because they thought they couldn’t get it. But actually, that turned out to be wrong. I recognized 3 repeating frustrations that are salting the wound on buyers.


1. Guessing the Right Price for the home

 

I always say Real Estate is half gut half science. The guessing can really be narrowed down with the right Real Estate agent guiding you. You know that’s one of the most important qualities you need to look for in an agent. The agent needs to have a pulse on the market. Engage in pre-negotiation, and offer you experienced expertise with a comparative market analysis.

But most importantly, deciphering the information into a conclusion so that you can understand what it’s going to take to win the home. The agent needs to guide you and tell you what it’s going to take to get the home. No point in writing to lose. By the way, this doesn’t always mean you always write higher than the list price.


2. Signing hundreds of documents in a disclosure package prior to even winning the property.

 

Yes, I know it seems like a lot of work but you have to do it. How you do it can affect your experience. If your sitting there with your agent signing stacks of papers it may cost you an hour or two of your time and finger joint pain. agents can set all the paperwork up to be signed through your email so it’s just clicking away and within minutes you’re finished.


3. The disconnect between the mortgage team and the real estate agent

Just like in sports or financial management or in attorneys or accountants, you need to put together a winning team and there needs to be a team leader. That’s me, that’s your agent. Who you work with really does matter. A lot of time, agents like myself often take the lead on joining the right mortgage partner or guiding the one you choose.  Working hand in hand to get the full underwritten approval and getting everyone on board in an offer situation can make all the difference.



For example, I met buyers who previously wrote 2 offers and didn’t win the homes. They came to me frustrated and shared that on one offer they missed by only $50,000. They would have happily paid had they had the opportunity. After all $50,000 today costs approximately $150 per month additional, that’s doable for most. Here’s the deal, they didn’t have guidance nor did someone calculate what the difference in mortgage payment would be. Their agent didn’t tell them what it was going to take to get the home. They wish someone did that. They asked to work with me and as of yesterday, they are already ratified.



When we found them a home, we were in a multiple offer situation. They wanted to write for a lower price. I told them what it would take to get this home, and we calculated the difference in terms of a monthly payment, I got them to step up and of course, won the home. Everything was signed on Docusign in minutes and I completely took over managing their loan experience so their mortgage broker and I were able to work in sync. The Results speak for themselves: within 1 week of working with me, they got what they wanted and eliminated all their frustrations.
