ABOUT THE LOT
Situated in Mid Hillsborough in a Woodsy Setting, is an extremely rare wide frontage lot
that spans approximately 1.9 Acres. Located between two beautiful properties
1110 Hayne Road and 1200 Hayne Road, this property is destined to be built as a
grand estate. Below is the Plat Map from Parcel Map VOL 61/49-50 Acreage Town
of Hillsborough which illustrates the Lot Shape and Size. Please reference the arrow
pointing at the lot that contains the circled numbers 190.
A Property Survey has been conducted and is available.
The Seller has a joint maintenance bridge agreement with the neighbor at 1110 Hayne
which says that half of the bridge belongs to 1190 Hayne Road and is a shared
ingress/egress easement.
ABOUT THE BUILDING PLANS PROVIDED
Seller has Architectural plans that were approved by Hillsborough Building and
Planning Department in 2008. The new builder/buyer can use these plans as they
are or as a template with their desired changes to cut the planning time and
cost to design and build.
The Approved Plans were designed for a 6557sqft Luxury Home with the following
characteristics:
Levels: 3
Total Bedrooms: 6
Total Full Bathrooms: 6
Total Half Bathrooms: 2
Upper Level: 3 bed/ 3 bath
Main Level: 1 bed/ 1.5 bath
Main Rooms: Great Rm, Kitchen, Breakfast Rm, Pantry, Dining Rm, Living Rm, Family Rm
Lower Level: 2 bed/ 2.5 bath
Lower Level Rooms: Office, Laundry Rm, Storage, Utility, Wine Cellar, Home Theater, Entertainment Rm
Garage: 4 Car Side by Side Parking (additional 1119sqft)
Other Amenities: Elevator, Unfinished Basement Area
In the Plans provided there is reference to a second unit. It was designed as a second
unit even though it is part of the house in order to have the flexibility to
possibly build a kitchen downstairs. Otherwise that area can be a continuation
of the upstairs. In addition there is unfinished basement area in the design
that could easily be finished. According to Seller and his architectural team,
Hillsborough preferred a house not more than 8000sqft including garage even
though it is possible based on lot size to build more. That is why he left it
untouched in the drawings. The new buyer can choose to finish the basement
area.
The Planned Position of the House Landing is raised from the street level and pushed
back from Hayne Road on the right side of the property as illustrated. Building
on this side of the property will leave ample room for outdoor entertaining
area and pool. In addition positioning the house there will also leave just
under half of the lot unused as vacant land. That will allow other amenity opportunities
or guest house options. BONUS: There is an opportunity for a possible
subdivision.
The Aerial view of the Lot (size and shape is approximate only, see plat map for
exact) illustrates where the house would sit. The house to the left of this lot
is 1200 Hayne Road and the house to the right is 1110 Hayne Road.
Retail Bid for total construction cost of approved plans from foundation to finish
given in 2008 was approximately $2.8 million by a renown luxury local builder. That
construction price was a Retail price for construction as opposed to if a
builder were to build it himself. Construction prices have come down
significantly over the last couple years and current construction cost is
expected to be less. In addition with the alteration of the bridge or culvert
to move to the middle that may decrease construction costs additionally.
Compared to the closest recently sold comparable, this property offers far more
opportunity and is significantly larger for similar asking price. Compared to
the current lots on the market, 1190 Hayne Road is the largest lot available
for the lowest price. In addition, both Chateau and Woodridge are very similar
arterial streets to Hayne Road and share that commonality. Therefore, for the
same money get more!
